VAT, quarter by quarter
Every quarter we file a VAT return. When we collected more VAT on our sales than we paid on our purchases, we owe the difference to the State; when we paid more, the State owes it to us (shown in green, with a minus sign). A credit is not always refunded: it is usually carried forward on our VAT account and offset against later quarters, so there are fewer payments than quarters.

The quarterly returns as filed with the FPS Finance (Intervat), VAT number BE0804505132. Payments made from our on-chain accounts link to the transaction on the blockchain; bank transfers link to that month's transactions. A return is filed in the month after its quarter ends, so the latest quarter can take a few weeks to appear.
How the building's taxes are shared
The property tax and the office tax are levied on the owner of the building, who passes our share on to us. The share follows the cadastral income (revenu cadastral) of the floors we occupy: €11,626 of the building's €26,727. The office tax leaves out the ground-floor shop and the basement, so our share of it is larger.
| 2026 | Whole building | Our share | We pay |
|---|---|---|---|
| Property tax (regional) | €34,931.46 | 43.50% | €15,194.86 |
| Office tax (local) | €23,370.00 | 55.28% | €12,917.78 |
| Total | €28,112.64 |
That is about €2,343 a month. The owner's bills can differ from this split by a few cents; they are counted above as pending until we pay them.
Every payment above comes from the Commons Hub's own bank movements in the public dataset; each date links to that month's transactions.
